Commercial and Industrial Land Strategy

Land Scarcity as an Opportunity:
Kiel's Path to Sustainable Development and Growth

The provision of suitable commercial and industrial land is crucial for economic growth, job creation, and the city’s economic competitiveness. Kiel faces this challenge as well: it has a limited supply of land and must place greater emphasis on sustainable, resource-efficient commercial development in the future.

Modern commercial and industrial site development must be forward-looking and space-efficient, particularly due to the increasing competition for land in urban areas. Opportunities for this development include restructuring existing commercial and industrial areas, planning future sites, and cooperating with surrounding regions based on their respective strengths.

Commercial and Industrial Sites of the Future

Sechs Anforderungen an Gewerbegebiete

Today, the sustainable development of commercial and industrial sites requires an integrated approach that takes economic, social, and environmental factors into account. Given the growing competition for land, it is crucial to focus on the qualities of a location while also making efficient use of the available land.

Based on the requirements for future-proof business locations and the location analysis, two key areas for action emerge:

Integrated

Development

Land Provision Tailored to Demand

The strategy commercial and industrial land strategy forms the foundation for modern and dynamic economic policy in Kiel. A key prerequisite for this is the availability of sufficient high-quality land for commercial use, while the main objective is to ensure the well-planned and competitive development of these sites. This process is reviewed regularly and updated when necessary.

Active land policy requires careful planning to anticipate future developments and steer them in the desired direction. We strive to create optimal conditions for businesses so that they can establish themselves and grow here. In doing so, we leverage existing locational advantages as competitive advantages. Our aim is also to create more jobs in sectors that offer high added value, attract skilled workers, and have a positive impact on the entire region.

The state capital Kiel, is firmly committed to tackling the challenges posed by the shortage of commercial and industrial land through sustainable and resource-efficient urban development. We therefore welcome the clear political endorsement of this strategy for commercial and industrial land. A successful economic policy can only be achieved through a forward-looking and sustainable land use strategy.
