The commercial real estate Grasweg-Eichkamp is situated to the west of the state capital, Kiel. Thanks to its location near the Westring and Eckernförder Straße, the area is well connected to the city’s road network and can be reached in a short time via the B76.
Depending on the route, the airport is just a few kilometers from the area and can be reached in just over twenty minutes by car.
Kiel Central Station is situated in the city center and can be reached from the commercial area in around ten minutes.

One way of reducing conflicts over land use is through infill development within existing urban areas – also known as inner-city development. This focuses on using existing land more efficiently, while enhancing the area’s character and architectural profile. This approach is particularly relevant for certain existing commercial areas across the city.
Against this backdrop, the Kiel City Council adopted the Commercial and Industrial Land Strategy (GIFS) in February of 2024. The objectives set out in the strategy are being implemented through specific adopted measures, including developing a thematic profile for selected existing commercial areas within the city. The Grasweg-Eichkamp commercial area is one of the initial locations for which a profile has been developed, achieved through an integrated process since 2022.
The aim is to work with local entrepreneurs to formulate a vision for this site that meets the requirements of a prosperous, sustainable business location within an urban context, and to shape the innovative and contemporary development of the industrial estate in collaboration with local stakeholders.
It is important to us that the objectives are developed in collaboration with local stakeholders, building on the area’s existing strengths, rather than being adopted without their involvement. Both in terms of content and spatial planning, the project should address revelant processes regarding social change, as well as current trends such as sustainability, urban production, "Industry 4.0", the "city of short distances," as well as three-fold inner development.
In order to bring together the various perspectives and requirements, as well as integrate them into a coordinated process, an urban development framework plan needs to be jointly developed.
A framework plan is an informal planning tool. The urban development framework plan is essentially intended to provide a basis for future urban development, to explore an area’s development potential, and to outline the prospects for its future use in broad terms. It is designed to identify development objectives and the measures required in order to achieve them.
