Businesses need modern and sustainable commercial spaces. StrandOrt Kiel is the most significant inner-city commercial and industrial area, which is currently undergoing a comprehensive regeneration programme to prepare it for the future. This involves a fundamental reorientation in terms of technical, transport and energy aspects – the design of public access and a beach access route are also integral parts of the plans.
The aim is to develop the site into an industrial area of the future that is both innovative and sustainable.
In 2022, the framework and design guidelines for the further development of the Kiel waterfront, as well as the mobility and energy concept, were adopted. In collaboration with key local stakeholders, a shared vision was developed, giving rise to four fundamental guidelines for the industry of the future: "Sustainable Industry", "Industry 4.0", "Innovation and Transfer" and "New Working Environments".
Following the revitalization, large-scale halls and plots of land will be available for sustainable and innovative production. The site is characterised by a direct rail link into the production halls, modern infrastructure for office and development units, and proximity to international shipping routes. This creates optimal conditions for a future-proof industry, particularly in the field of innovative railway technology. Another area of StrandOrt Kiel, the "Innovation Campus Production", provides the framework for the development of new products and technologies, as well as for collaboration between universities and businesses.
StrandOrt Kiel is located in the north of the city, more specifically in the Pries-Friedrichsort district.
The commercial and industrial area is about a 20 minute drive from Kiel's city center, with good public transport links via bus and ferry.

The development guidelines for StrandOrt Kiel summarize the findings of a consultation process carried out with key local stakeholders from the fields of business, science and politics. Following an evaluation of several individual interviews and a consolidating workshop, concrete recommendations for action were formulated in cooperation with the KiWi to establish a location profile for StrandOrt Kiel. The development guidelines form part of the current commercial and industrial land strategy of the state capital, Kiel, which sets out a substantive and spatial profile for various locations within the city.

StrandOrt Kiel faces the challenge of providing current users of the industrial estate with sustainable interim solutions. As part of the energy concept, potential options and alternatives for a sustainable and renewable energy supply are to be developed and evaluated.
As the second phase of the development of the Friedrichsort commercial areas, the commercial and industrial estate is to be completely redeveloped. It will become an innovative location with a focus on industry-related services, digitalization and, above all, the manufacturing sector. The aim of revitalizing the industrial area is to create high-quality commercial and industrial sites with the most attractive locational conditions for attracting new businesses, as well as to implement a sensible, efficient, and value-adding use of the land. The redevelopment of the entire site – including both the project area and the adjacent land, access routes and recreational spaces – will pursue commercial-industrial, social, and natural development objectives.
The second construction phase of the fundamental redevelopment and infrastructure development of the commercial and industrial area is being co-financed by the State of Schleswig-Holstein with €19.5 million from the State Economic Programme (LPW), using funds from the Joint Task for the Improvement of Regional Economic Structures (GRW).
